Commissioning & Acceptance Manager in Corporate Real Estate (m/f/d)

In 2020, ASML acquired all shares of Berliner Glas GmbH - an important supplier to ASML for over 30 years. Berliner Glas was founded in Berlin in 1952 as a glazier and glass wholesaler. Over the next decades, the company evolved into a high-tech, high-precision business critical to the semiconductor supply chain. Today, ASML in Berlin has 1,600 employees, is a major ASML R&D and production facility with expertise in optics and wafer chuck technology.

Our CRE (Corporate Real Estate) division is responsible for all ASML buildings, infrastructures and facilities throughout their service lives. It plays a crucial role in the change and development processes that will take us into completely new dimensions. CRE not only manages our significant facility expansion, it also ensures top performance of our critical systems in Berlin.

Within the CRE team, you will be the single-point-of-contact for all commissioning and acceptance issues with the purpose to safeguard technical quality and requirements in design, construction, commissioning and operation of all utilities and facilities in Berlin. All of this based on and executed within CRE’s strategic pillars, which are safety, TCO, flexibility, business alignment, wellbeing and sustainability. Your area of responsibility expands from the early planning phase all the way to handover in live operations.

One of your first challenges will be the definition of detailed design deliverables for two production buildings. Our projects include the conversion of production areas during ongoing operation as well as comprehensive new construction of production and office buildings. This short to long-term projects are multidisciplinary, technically complex and involve significant project budgets as high as 30m EUR.

This exciting role will involve strong interdivisional work. On the external side you will interact with many engineering service providers and suppliers. Your main internal stakeholders are our experts in project management, contract management and hard services in Berlin, the competence and quality experts in Veldhoven as well as various cross sector key users and counterparts in Berlin, in Veldhoven and globally.

• Act as the single-point-of-contact in projects, representing Competence & Quality with the purpose to execute the commissioning & acceptance process for all related (critical) assets
• Ensure that all technical specifications, guidelines, standards and legislation (from f.e. EDG, pipe-specs and design guidelines) are met in designs and in the commissioning to CRE F&M, together with Competence Managers
• Responsible for maintaining the technical and qualitative standards and requirements by assessing and authorizing designs and constructions
• Review designs and test documents and give advice to project managers how to meet technical and qualitative requirements by generating the technical solution (derived from relevant expertise parties, competence managers or suppliers)
• Define and manage procedures for quality inspections during design, construction and commissioning
• Assess functionality and effectiveness of installations, assets and systems (together with expert colleagues or suppliers) and manage acceptance and commissioning as part of the Building Generation Process (stage gate reviews)
• Drive structural issue management and compliance issues. If applicable conduct feasibility studies and/or root cause analysis and derive solutions from experts in the competence center or expertise from suppliers (by procuring consultancy support) to drive the (technical) solution together with the project manager
• Identify opportunities for process, system and technical improvements and drive performance improvements and opportunities together with Competence Managers and suppliers.
• Ensure that essential information from commissioning & acceptance is compliant (f.e. registration of drawings, technical documents, certificates or asset information in the document management system or asset register from assurance role)
• Analyze processes and procedures, and propose improvements and/or provide guidance and advice from professional expertise to professionalize methods, procedures and approaches
• Cooperate with the supply chain and team data, delivery & supply management to establish an effective process for commissioning & acceptance, both representing the Competence Managers as well as the maintenance organization that is responsible for taking assets into service
• Collaborate and build partnership with the projects team, and other teams of CRE and/or business teams to continuously improve the effectiveness of commissioning and acceptance contributing to maximizing performance, availability and uptime

Your profile

• Completed bachelor’s/master’s degree in engineering
• At least five years of relevant experience in e.g. building services engineering or asset management
• Experience in an international high-tech environment is an advantage
• Strong knowledge of building services, cleanroom technologies and electrical engineering
• At least basic knowledge in construction and technical commissioning
• Team player with excellent communication skills, both written and spoken
• Ability to prioritize and manage stakeholders
• Sensitivity to maintaining a good relationship with external partners
• Strongly results-orientated with a corresponding sense of responsibility
• Initiative, independence, and ability to make decisions
• Self-confidence, ability to cope with pressure
• Fluent in spoken and written business English and German
